There are three ways to perform the first room with a fast time.
1. Run to the left of the dumpster just passed the pillar. Face to the right, and shoot at the cloaked guard at the other end of the room. Wait for the other guard to run in front of you, and kill him. Grab the keycard, and run to the door.
2. Run straight towards the right end of the door while shooting. You should kill both guards, get the keycard, and open the door. This is the fastest way.
3. Run towards the right end of the door, but just shoot the first guard. Then run to the right of the pillar, and kill the guard that stands here. Obtain the keycard, and open the door.
I myself try to accomplish the second one, yet if I mess up, I go for the third technique.
Right strafe around the corner, and hug the left wall. Press B before you get to the door to open it. Stand in the middle of the doorway, and squeeze into the room. Right strafe between the glass panels, and left-sidestep out.
This next part may be confusing or misunderstood. Walk along the short wall until you get to the end. Aim forward slightly above the dumpster. When the guards appear, shoot and hold Z to shoot the guard at the other end of the room in the head, and also to kill the guard that runs right in front of you. Run to the right of the dumpster, and turn left. Kill the guard that's running towards the wall you're next to. Now run around the dumpster to kill the guard that appears next to the dumpster and pillar. Left strafe between the glass and through the door, and collect the keycard and CMP150(s), and reload while you're at it.
Open the door. Run forward and left strafe up the steps. Kill the guard as soon as possible, and open the next door. Turn right, kill the guard. If you're fast enough, the guard should be directly in front of you. If not, he may be near the door all the way on the other side of the room. Run backwards, and right strafe to the corner once the wall has widened. Ignore the guard here. Left strafe up the steps. Run along the wall, and crouch once to get under this lower ceiling. To save a little bit of time, right strafe around the right side of the pillar (jump), land on the edge of the platform, duck once, and go under. Get up, and run to the next low ceiling, crouching once and walking under the right side. Turn left, and pause. Select the CamSpy, and unpause the game. Hold up and C-Left for a brief moment, and pause again. Deselect the CamSpy, and unpause (Or you can just simply press A to get back to Joanna). Stand up and fall to the right. While in the air, spin to the left and start shooting the guard by the door. Left strafe to the other door and kill the guard that can set off the alarm. If the other two guards get in your way, kill them, and run up the steps. Press B at the door, and pause the game BEFORE it begins to open. Select the Door Decoder, and unpause. Left strafe down this next hallway to the door, but don't run into the guards. Open the door and place the Door Decoder on the wall. Left strafe backwards to the middle of the room, and pause. Select the CMP150, and also select the CamSpy. Unpause, and immediately move the CamSpy into the hole.
Exit the cinema when Trent says, "There will be no outside help from Mr. Carrington..." or anywhere later. Left strafe into the safe and grab the disk. Right strafe out of the safe and head towards the door. Usually the guards that are outside the room will open the door for you. Make sure the path is clear, and quickly run through the fire escape for the last objective.
